USDA Direct Loan Timeline

First time applying through the USDA for this home loan. Nervous and anxious so please be patient with me.

 

Here is my timeline: 

1. Applied in 03/31 through eforms, LO could not access app so paper copy and all documents sent my email on 04/8

2. Sent check for Credit report fee to state office as instructed (state office informe that LO could not access app because their office had already began to parse the entire application and documents and was just waiting on the credit report fee)

3. 04/18 received communication from state office (Program Director) that payment had not been received - Cancelled check I sent through mail and sent a money order which arrived on 4/25 and processed on 04/27 - 

4. On 04/29 - 05/01 I received notification that my credit had been checked through myFICO. I am not sure what my mortgages scores are as my report does not update until the 18th of every month, but  believe my middle score should be a 640 or higher. 

5.  On 05/04 received an email response from the state office (Director) that my application was forward to an underwriter earlier that week and that she would be contacting me soon.

I have reached out to my loan specialist through email several times, but have not received a response so I am getting a little antsy and nervous. No other documentation has been requested at this point so I am not sure if I should call just to get an update or do the waiting game. I am just nervous that since I haven't heard anything I'm going to get a denial in the mail which would completely set plans back for me and my family. 

I guess I am still in that 30 day window from when credit was pulled, I am just so nervous and anxious I am googling information about usda loans everyday! Just want to know if a denial is quicker than an approval and will they contact you through phone or email or mail depending on an approval or denial status. By the way I had not selected a property online listed the county I wanted to reside in prior to submitting my application so will that slow down the process to? I am located in the state of Virginia in case that helps with any responses.

Sounds like it's been at least a week since the application has been sent to an underwriter, I'm not sure of processing times for USDA Direct loans but with regular mortgages that'd be more than enough time for an underwriter to review so I don't think it'd be inappropriate for you to reach back out to the state office and ask when you should hear back from the underwriter by.

Thanks for that advice I didn't want to make it seems as if I am being pushy so I think I will reach back out to them tomorrow and see if I can get some answer as to where the application stands. Even if not at the stage where I have an approval or denial at least I should know where it stands in the timeline now. Thanks again!

Thanks for the advice I reached out to the state office today and they got in contact with the LS and she gave me a call which was only to tell me that she hasn't even started to work on my application yet😒 and that she has other applications ahead of mines and that the process could take sometime! However, my credit has already been pulled so I am still curious at to 1. Will she have to pull it again if there is a few weeks gap from when she initially did it when she does start to review it or 2. Did I pass GUS and now she has to do the remaining part of deciding what I qualify for?
