So most of us have pretty good understanding, tips and tricks for securing good credit scores - 30% payment history, 30% credit utilization, 15% credit age, 10% mix of credit, 15% recent inquiries (?). However, not much are said about mortgage scores. I wonder anyone here has any insights into the factors determining mortgage scores?
FICO mortgage scores are older formulas and have a slightly different percentage from the above (which are FICO 08 percentages):
35% payment history
30% utilization
15% length of credit history
10% mix of credit
10% new credit

As to the rest of the factors that make up the score (more detailed items we don't see) that is propritary info. I have a pdf document I can email you that explains in more detail the scoring as it relates to mortgages. PM me if you want me to email you a copy. I haven't been able to find the link to post from when I originally downloaded it a few years ago.
Really the most important aspect from a mortgage POV is the payment history and utilization because that is the quickest way to get your score up (assuming you have removed the derogs or they are old derogs).

...I can only give you personal insight ...my credit data is the same over all 3 CRs with one exception, an almost 7yo medical ($601) on my EQ report that is not on my TU/EX reports ...its the only neg remaining on my reports ...my current FICO 8 scores are EQ669/TU767/EX750 ...my FICO 4 scores are EQ695/TU743/EX725 ...and over the past 3 months that I've been monitoring the mortgages scores, they've consistently tracked changes in my 8s
...and note that I deliberately applied for CCs over the past year that usually pull TU or EX rather than EQ, such that there are >5 less inquiries on my EQ
...I could reasonably take that to mean that the mortgage scores are significantly less negatively weighted toward medical debt ...or I could believe that the mortgage models weigh recent inquiries more than the 8 model ...could be either or both ...or the first signs of dementia, I don't know ...but it is, imnsho, worth considering ...hth
