We have been working for months on getting our credit scores where we need to be to get a mortgage. My credit score is where we need to be. However DH's is around the 600 mark. We have disputed all of our tradelines and got 2-3 deletions each. There is one 4 year old common collection on each credit report. We have had no lates in the recent past (3-4 years). We have 1 credit card each but are authorized users on the other one so it is reflected in our revolving credit. The limit of DH's is 1300 and has a closing statement balance reported on 2/14 of $187. This is now reflected on our reports. My CC has a limit of 500. I paid it off on 2/14 with a statement close of 2/17. The company has generated a statement and therefore I thought reported to the credit bureau. I allowed our lender to pull our reports and scores today because I thought everything was up to date but it wasn't. The 500 card is reporting over limit even though it the statement balance is $3.
The lender is going to do a rapid rescore in order to get DH's score up. Their simulator says it will get his mid score up to 623. However, I am terrified that this will not work. I know I can probably find another lender as some FHA lenders will go down to a 580 but going forward how do I get his score up?
You want one card reporting less than 8% but not $0 and the other card reporting $0. So you've wasted money on the rapid rescore -- you should check CreditKarma for account balance updates before rescoring to make sure your utilization is correct.
Being overlimit can hurt your score anywhere from 30 to 90 points.
One card is at $3 balance but is reporting overlimit. The other is reporting at 10%. I paid one of them down to 9% and the other to less than 0% (credit balance). However together both cc's have a balance just over 10% due to interest calculations from the statement close. The credit card company faxed over a balance verification letter to the lender showing the $3 balance on the card reporting overlimit. What I am terrified is that the rapid rescore won't get his score up to the simulated 623.
Credit karma says updated 2 days ago before the statement close on the credit card and says it won't update now for another 6 days.
