loan process

I am a little confused with the loan process.  Someone please help. My LO contacted me and stated that I should be receiving my disclosure statements on friday. Then the LO is going to begin the appraisal. Why would they order a appraisal if the application has not gone to underwriting yet. Do you guys think the processor or LO sent my application through automatic underwriting already. I am confused with the loan process.  Someone please explain this to me.

Well, when you applied for the mortgage, was it over the phone and the LO gave you a pre-qualification? Or did you get a pre-approval after submitting all of your documentation? Also, you should ask him if he put you through the auto system, he would be able to answer this better than anyone here. When I was going through my mortgage, I made my offer, it was accepted. Submitted all my required paperwork. Set up the inspection and requested some repairs be made by seller. Had the appraisal, made some repairs. Went through underwriting, got conditional approval, met conditions, closed. I believe they can't go through underwriting until the appraisal is completed because that is an important part of making the determination. If you offer lets say 200,000 for the home but it appraises at 150,000 the bank will only finance 150,000. Now you could have gone through initial underwriting when you applied for a loan, but that is just to make sure YOU meet all the requirements, you would still need to go through underwriting again after the appraisal and before clear to close.
