It was found that builder and mortgage company relationships offer certain incentives such as pay closing cost, adding bonus rooms, etc.. etc...To tie you into using those companies for whatever benefit they are offering.
This was found to be against the new rules since it could be considered a payment.
Consumers were advised to get several quotes to compare one to the other. The bottom line is if they offer closing fees to one company they have to have the same incentive to all companies. But there is no way the builder and or mortgage company is going to let you know this.
Some of the biggest reports on scams from mortgage companies come with builder mortgage relationships. Trust me the builders are not giving away anything that cost them money, it is all factored into the price. Whats sad is when some are offered a bonus room or something to that nature and decline it since they have no need for it, the price of the home is never reduced, so the builder adds additional profit to his bottom line.
This was not said in any way to imply your builder and or mortgage company is scamming you. It was said to let others know of the possibility and their rights to a fair and honest transaction.

I dont remember the exact details right now but I do remember the sales agent saying that we do not have to use their mortgage company but we do have to give them a chance, so we have to apply through them as well to get the incentive. If they couldnt approve us and someone else could, we may still have received the incentives, I think. This is why I think they have more interest than a third party to make the loan work and one thing evidencing that is their high allowable back end DTI of 55%, whereas a lot of regular lenders seem to be 43% - 48% from what Ive read online.
I came to this post hoping to hear good news from Leppy. Maybe she has posted on another thread. I will keep looking. I've got my fingers crossed for her and everyone else going through this. I've finally managed to stop obsessing about it. It's out of my hands at this point and there really isn't anything I can do but be hopeful....for all of us.
I'm sure leppy will post here as soon as she can. She knows we're all rooting her on, and I am selfishly hoping her good luck will rub off on me! LOL
