weirdness-- options needed

I have two multi family prop in my name, a third is in my fiance's name; I want to put this prop in my name . I have been paying all the bills for the last 2 years since it was refi in his name ( confusing ???) are there any companies that would make this easier. I have 650 credit , a 401 for 225k , a115k income on a regular job as well as rental income on a 3 fam and a 6 family. ( currently living with fiance--- ) at the time my fiancee put this in his name to help me out of a bad spot( long story ) but I had promised him to get it out of his name in a year. so now it is two years. any ideas. my broker is great but I am so stressed about this. options or thoughts on how to get this prop in my name current mtg loan is with country wide. ty

You don't need a realtor, just contact your broker.  You will need cahs down though as it would be a second home.   A good broker would be able to figure out the best deal for you to do it.  How much do you on on the other homes verse what they are worth?

the ltv on the subject is the biggest factor.
and the market.... declining or not?!?!?!

other houses: owe 235k on apprasial of 325, ( I hope ) and 310 on 4oo k , this house mtg would be 280 on appraisal of 330 -350 ( hope hope )  rental income is 4200 and 320 respectively . market in this area I believe has bottomed. but still plently  of inventory. so there is not a lot of movement. and market is extremely micro as colleges influence renting here greatly ( yeah higher education and not enough dorms. )fiance will give  'gift of equity " or some such letter. according to zillow comps are going to be hard to come by , just no recent sales. broker is top notch  and has told me ltv and ergo appraisal is key. I have done lots of improvements to make the appraisal be as favorable as possible. I am way to stressed and I have just started. does this info help.??
