I guess I do not see the point of purchasing a house all cash when you can get a mortgage deduction and property tax deduction.

I'm personally aiming to be debt-adverse, but even so, I can understand when someone would rather hold a note at 3%-4% when they are making 7% or higher in the market.
But inorganically holding anything for a deduction or credit is not smart. If your highest tax bracket is 25%, what your saying is that you want to pay (for example) $10,000 a year in interest to your mortgage lender, only to get $2,500 back.
If you couple it with the higher ROI percentage on investments, than it makes sense. But deductions or credits as the primary reason does not make sense.































Just an update on I Bonds. I managed to register an account on treasurydirect but did not transfer any money over. After logging in and out several times, it locked me out. Tried calling their number for help but no one picks up. After half an hour, I gave up. Well, I sleep better at night knowing that I don't have money stuck in an account that I can't redeem. It turns out, there were many unhappy investors who are experiencing the same thing out there.

Doesn't surprise me. Government websites aren't exactly known for building capacity to handle surges. I didn't have a problem, but that was last week. With ACH funds availability and the potential for the system to be overwhelmed, I didn't want to cut it too close.
Though if you would have lost sleep over it, you're probably better off keeping the funds in a more liquid account. Potential returns aren't everything, there's a real value in feeling comfortable with your investments. That's why it's important to figure out your risk tolerance.
