No sub heading for personal loans? Need help deciding which way to go.

Scores all good. 767, 777, 748. 3% Debt to Credit. List of my credit lines at bottom. I need 75k to 100k.

First, are there any legitimate, non high risk ridiculous interest-rate, companies that will give personal loans for that amount? Most I see are $35,000, one or two at $40,000.

I could just take the highest personal loan that I have, then cash in on my credit cards and achieve that much. But that's going to cost me more interest than I would like to pay on my credit cards.

I'm getting ready to refinance my house and can do cash out, but depending on the appraisal, I don't believe I'm going to be able to get that much. Plus I would like to keep the two separate. I want to keep my mortgage payment as low as possible in case anything were to happen.

The problem is the inquiries. I have too many to begin with and even though my scores are good I can't afford to get hit too many times.

Knowing this, the refinancing with cash out along with a personal loan may be the best way to go. But my scores will drop with the refinancing and then a personal loan may or may not be available so soon after the new mortgage.

The perfect situation for me, is to refinance my home and get a low payment, then just take a separate one for as much money as in need, but again, applying for them both at the same time could raise flags.

I will be using the money to re-launch an old business I closed down. The business still has an impeccable credit rating of its own. D&B Rated high. So a business loan is not out of the question, but I'm going to hate all of the hassles involved because seeing as it hasn't been operating for a couple of years, supplying tax returns and such is going to be impossible and that's what's going to be the issues there.

So I'm in a rock and a hard place trying to decide which way to go. Keep it all personal, try to go to the business route, or combination of all while minimizing inquiries and activity.

Even though the business doesn't have any tax returns, my personal tax returns are great and they show a lot of income from capital gains which is what I live off of from another business that I sold prior.

All of my credit both business and personal is pristine right now and I want to keep it like that. I feel like I have ONE pull of the trigger and then from there it's going to go all downhill so I want to make sure the first time I pull the trigger, the bullet is well placed and goes to the correct target Smiley Happy

I'm considering so-fi as they seem to be the only company willing to go up that high on a loan, but with the refinance comimg in the next few days, I don't know which company to let pull my credit first Smiley Happy

Unsecured personal loans aren't easy even if you have perfect credit.

 

If you want to know if you can get approved for a large unsecured personal loan, just look at what your DTI is before and after the loan and that'll give you an idea of approval.

 

$100K loan for 5 years at 6% is (brain calculation guess) around $2000 per month.  If you have zero debt, zero other loans, to keep your DTI below 20% you'd need an income of $120,000 per year -- and I'm not sure anyone would even give a personal unsecured loan for that much DTI.

My DRI is good. No issue there. Maybe I'm spoiled but I took out a 25K personal loan with Marcus 6 months ago and the process was smooth as soft butter.

Website application, received a phone call 5 minutes later and was asked a couple questions. He said I would get a response shortly. 5 mins later an email said I was approved. 5 minutes after that, an email saying the money was on the way. 48 hours later the money was in my account

Had the same scores as I have now. So to say I'm expecting the same results goes without saying. However I wouldn't be shocked if they at LEAST asked me to verify income. Marcus did not.

I wrote previously that Marcus was an absolutely fantastic and simple company to deal with and I give them as many kudos as I can muster Smiley Happy

But because I need so much more money, I do not expect the process to be that simple. Unless I decide to do another small personal loan and combine it with other sources.

Of course I was also hoping, but not holding my breath, that someone here had first-hand experience with companies that went that high with nonsecured amounts.

Companies maybe "off the grid" as they say and not as advertised as all the usual ones

Just out of curiosity, don't the debt consolidation companies go a lot higher and they are unsecured right?

Of course I don't need one but my point is, don't they go to much larger amounts then the personal loans do? Just because I don't need one doesn't mean I can't take one out for that purpose Smiley Happy

If your living off of capital gains I assume you have a fairly hefty investment portfolio. I get not wanting to use personal money to restart this business, but an unsecured loan would still be able to get at your reserve if the case of default or bankruptcy.  Would it make sense to go for a secured loan on those assets? better interest probably, larger loans available too, probably.

 

Or am I misunderstanding?

Yes, misunderstanding some, as it really doesn't revolve around having many assets as per se. Strictly an installment agreement on the sale of the business.

I just applied at Sofi, who goes up to a 100K unsecured personal loan, and applied for 100k. They did a SP and pre-approved me just now for the next 15 days and let me choose from 3-7 years and various rates based on the term.

I have to submit two years of tax returns and then a hard pull. So far so good. But not going to follow through quite yet as I have a meeting with the mortgage lender at the bank on wed. Will run my needs past her and see if maybe they can keep it all under one roof as to minimize the inquiries.

They have a personal, commercial, and mortgage loan department all inside 4 walls. I'm hoping maybe they can pull one set of reports and share it amongst themselves and maybe that is the way to go.

If not, I may go ahead and secure the personal loan first, and then attempt to do the mortgage. My thinking is that the mortgage will be easier to get after a personal loan, but a personal loan will not be easier to get after the mortgage. At least at the level of a 100k
