Higher scores merit lower rates...always! Few points on a loan is a few thousand saved over years.

Your score will depend on the type of loan you get.

I think it's a safe bet that for a conventional 80/20, the 660 fico is near the bottom of qualifying.

First step in my opinion is find a mortgage person.

 

Min score can differ from Bank to Bank and program to program for instance when I talked to Wells Fargo they told me their min was 640 - below others , altho they had just raised it.

 

I talked to about 10 diff mortgage people at the recomendations of friends and family..For us we decided to go with a smaller company ..they were able to get us approved for about $20,000 more then any of the big banks , Wells/BOA/Chase

 

Some I talked to were not real helpful - if you run into this - MOVE ON

 

Find someone with experience working with people in your credit bracket - someone who is willing to give advice on best steps for you to follow if you arent in a position to buy yet

 

Dont get me wrong , Its GREAT to listen to other personal experiences via this website - and keep doing it..But your BEST bet is going to be asking these questions to someone who can give you answers specific to your situation.

 

If you havent already - pull yours and your husbands all 3 reports from annual credit report .com.. Know your scores and take that info along with what I listed above (total car payment credit card payment and balances due) to the mortgage person and have them analyze your situation.
