In 2005 after Hurricane Katrina, I left New Orleans for Dallas and I got an apartment with Camden Summit.
I couldn't find a job and had to break the lease to move back to New Orleans to work because the area i lived in wasn't affected as bad as most.
Now I have Disputed the account on account of being in a natural disaster and that didn't work. What's worse is Hunter Warfied tacked on a 10 dollar fee during/after time of the dispute so now it shows as reporting May 1, 2009 instead of what it used to say(December 2005). Needless to say this made my scores go from mid 500's to lower 500's.
my first question is is it legal for them to tack on fees like that??
and second question is if i settled directly with with Camden Summit (which is letting me settle for way less than Hunter Warfield) Can i do the PFD through Camden Summit or can they not guarantee a PFD because the HUnter Warfield is the one showing on my credit reports??
Also is it true Camden OWNS Hunter Warfield?? I read this somewhere in a forum but never see any proof...
Is Hunter Warfield a CA or maybe the main company that owns the apartment complex? Try searching on Google and the BBB website.
They can take on fees if the contract/ state laws allows it. It wasn't likely the fee that caused the decrease, but the fact that it was recently updated/reported.
You need to find out for sure how Hunter Warfield comes into the picture before you know who you can PFD/GW/etc.
Camden can not agree to a PFD on Hunter Warfields behalf unless they are the same company somehow, then I'm not even sure.
What is the DOFD/removal date?

Hunter Warfield is a cut throat CA. I googled them and saw nothing that showed them as being an affiliate or owned by Camden. BBB gives it a Rating of F, With a near dozen customer complaints..

Sounds like Camden still owns the account and has only asked HW to collect on it.
Ask Camden to either recall the account and instruct HW to delete and then you'll settle or ask for a letter before settling that states something like "With payment of $XXXXXX, Camden will consider this account paid in full, no balance due or owing. Camden further agrees to recall this account from "Collection agency" and instruct them to remove all reporting on "Mycreditisworse" personal credit reports.

I just recently had to settle with Hunter Warfield. They were not easy to deal with at all. After several attempts to settle with them, I contacted the apt complex and spoke with the regional director. I told her that I wanted to settle on the account and HW was not working with me. I told her my offer she counter offered by $100 and we settled. She contacted HW directly and told them what we agreed on and they had to accept what she & I agreed on. Make sure you get documentation on the agreed amt from the apt complex too. With HW you have to make sure that you document and follow up. My orig amt owed was $3981 they were asking for $6005. So contacting the apt complex worked. I also had to dispute HW after I paid the account for them to update my CR.
