I have 2 medical judgment liens. One is paid and only reflected on one of my credit reports. The other is NOT paid - no reflected on any of my credit reports - but I'm prepared to call the attorney handling it and start paying on it until it's paid in full.
My questions are:
1) Once I pay it does that generate something that will trigger it to be reflected on my credit reports - I know the attorney & court is not reporting to the CA's but not sure if the activity will trigger something causing it to show. I can't afford to have any kind of judgements on my credit.
2) I'm planning to sell my existing home and built another home next year this time. Does lenders check public court records to see if you have any outstanding unpaid judgements? I plan to have it paid in full by then but just want to make sure I prioritize it if they check it in addition to my credit.
3) I've tried to get the paid medical judgement removed from my credit reports; EQ and EX removed it but TU will not - was thinking of filing a motion to vacate & dismiss but even if I'm successful I'm not sure if it will trigger someting with the unpaid judgement once it recorded with the courts and I file a CA dispute with TU to investigate.
HELP - need advise of someone who has experience with dealing with judgments.

CRAs commission their own investigators to peruse public record information to supplement their credit reports, thus supposedly increasing their value to their customers.
It is always possible that adding a notice of satisfaction of the judgment coutd result in it being picked up, and thus getting into your file.
As for whether a given creditor might conduct their own public records review as part of a mortgage app process, again, it depends upon the level of their review.
However, if the judgment, and thus the debt, remains unsatisfied, they most likely would not even have to do so to discover that fact.
Most mortgage loan apps request a listing of any unpaid, delinquent debt. You would then be obligated to disclose it to them.
