About a month ago, my wife and I decided it was time to finally see about getting a house. We both have good jobs, Her as a RN and I run a service shop for a very large John Deere Dealer. We went into it knowing we would not have the greatest credit and maybe gve us the umph to start repairing it. I use Credit Karma and the Experian app currently. I started with my TU 578 EQ 590 EX 604.
Our daughter had cancer a few years back and lost her back in 2016. Medical bills were never an issue and paid, credit cards however were the issue. I sent for a GW Adjustment to 2 of my Cards and Credit One actually removed the late charges fairly quickly. CitiBank however has not removed and is now sitting on my report as a dispute. I made it clear in my letter that is was not a dispute. Maybe I should have left that one alone. With just Credit one removing the late payments it raised my on-time payments to 99%. Both of these cards are still active.
I had a collection from LVNV and Resurgent as well. I have settled in full and am waiting for that to drop off. I have paid down my 2 open cards but they havent hit my score yet as it shows 81% utilizaation and I'm currently sitting at 29% and wanting to pay down some more. So here we are a month later my scores are sitting at TU 648 EQ 653 EX 646 while waiting for the collection to be removed, my card utilization to come down, and to see what happens with the so called "dispute." Everthing I have done to this point was done be reading this forum. Hopefully once those items are done It will give me a large bump as well.

Thank you very much, The only thing that I am currently worried about is the Dispute note. Account information disputed by consumer, meets FCRA requirements, am I reading this right that this means the investigation is complete. They did tell me that I can have the note removed but if its not going to hurt anything I can just leave it. My mortgage broker hasn't gotten back to me with his thoughts yet.
Like I had said I didn't dispute anything but asked for a goodwill adjustment on the only late payment on my Citi Credit Card. Seems this is common practice with Citi to do this anytime you ask for an adjustment or deletion.

I would have the comment removed if you are going for a mortgage, they typically dont want any thing in reference to a dispute
I spoke with my Mortgage Broker and he said 1 dispute comment would not hurt. It is now listed as resolved. I also recently noticed that Citi Group after the dispute on my Transunion report now shows closed then reopened. So my payment history now shows 100% on currently opened accounts. Thought that was a litte weird. I have increased my Vantage scores by 90-100 points in the last year and 80-90 points in the last 2 months. Luckily I didn't have a bunch of major stuff to take care off. Hopefully I can reach 700 by the end of the year Hopefully another month or so and we will be on the search for a house or property so we can build.

FICO goes by clean or dirty files. No %'s. Thats a Vantage thing and is really useless. Good luck on your home venture.
