started rebuilding December of 2021 with 522 fico 8 currently all hovering around 670 goes to about 680 when i practice azeo.
trying to garden this year to boost up mortgage scores, but would like any advice on what to do with current cards and witch ones i can get soft pull credit increases on.

The CO is holding you back. The late not as much. But still hurts. With what you have now. Depending on when you got the cards. If you want to boost mortgage scores. Time will heal the baddies. Dont apply for anything. Let aging do its thing to raise your scores. Higher CL's doesnt make scores go up. I know Disco is a SP and Credit One. Not sure about Mission lane. I think they do auto CLI's. Lay low. Pay off your balances and let one report.

Welcome to my world. I have a similar profile as you, with a CO, a late, and a collection reporting and seem "stuck" between 680 and 700. I'm not in a hurry for any more credit so I can play the waiting game for a while. I have done everything I can do, just waiting on time to do the rest.
On the flip side, your 680 is not a terrible score -- look how far you have come in the last 18 months.
