With real estate 2 of the most expensive markets in the US and other investment properties, #3 no question.

But, let's take a break and have a little fun:
Here's a "HYPOTHETICAL" Question:
If the U.S. Government gave you a choice today of any of the three which would you choose and why?
1. A Perfect 850 FICO Score.
2. Any credit card or number of credit cards you've ever wanted.
3. Pay off 100% of your debts(mortgage, auto, student loans, credit cards) making you debt free.
4. $500K Cash, but you must use it to pay any/all debts you owe, then the rest is yours.
Just trying to add some levity to these difficult times.
In 4, the cash is fixed.
In 3, even if we count my pro rata share of non-recourse business debts, that's nothing tremendous.
But with 2...If I could find something that required just one transaction or was MS-friendly...with maybe a $200 SUB...I'd happily take 100,000 of those.
Definitely #3.

Is 4 tax free?
I would take the $500K. I only have $900 worth of debt so I would be over $499K richer.
I'll take out a mortgage for a $1.5M house in Silicon Valley and a $100K car note.... Then I'll take option #3.
Then I'll sell the house and the car, then invest the cash and live happily ever after.

On a website dominated by credit card enthusiasts, I'm really the only one who sees the value in option 2...having ANY number of cards?
Heck, in addition to bonuses and manufactured spending, with ANY number of cards you wouldn't even need to ever pay any of it off...or at least not until after several years of significant inflation. Just do a series of continual no-fee, no-interest BTs.
