Collections removed but no increase in mortgage score?

After 7 months of hard work I was able to get the last of 4 collections accounts removed from my CR last week. EX & EQ showed my scores going up including a 10 pt jump in mortgage scores on each but TU showed a 52 point jump in my FICO8 score but no increase in the mortgage score. How is that possible?

Mortgage scores rely more on installment history. Check for loan (not card) history on TU.

I'm at 40% on all 3 CR's. My next step is to lower that but I was just surprised to see a 10 pt jump in my mortgage score on the other 2 CR's but none on TU.

i have 6 collection account and mu score EQ 646 TU 626 ex 598

I would geuss that the UTI is holding it back. Removal of the last collection will typically place you on another 'scorecard', also known as rebucketing. Sometimes, if UTI is high, it can result in a score drop. This may seem counter-intuitive and nonsensical, but the reason is simply mathematics. The better scorecard will allow more points to be gained or lost, with regards to the UTI portion of your scores. So before, that 40% UTI might have been costing you 15 points, and now it might be costing you 30 points, as an example. In this instance, the additional points lost to UTI balanced out the point gain from the collection removal. When you get your UTI down you may see a larger point rise that previously seen.

That makes sense. Hopefully I will see a big jump with paying down UTI next month.

Are you pulling the reports for the FICO scoring? Or using FICO score monitoring? It has been my experience that using FICO score monitoring that you will see changes on the FICO8 score, but not the other FICO types.

 

I would have to purchase a report to refresh the other FICO scores.

i got a bunch of collections off my account and saw minimal increases, then i got a perfectly paid account that had ONE late 60 day payment from 09 and my scores improved 30+ points.  weird but thats how it happened for me.  also Utilization dropped to 9% from 17%

This is not weird at all, it's exactly as expected.  That 60-day late is a derogatory or "baddie".  Sure, it's not as bad as others, but even a single late means your report is not clean.
