Yet TU seems to consider my $51K + HELOC as revolving credit.   This makes my head hurt.

Wow, my $50K HELOC is definitely excluded from my revolving util.

 

However, TU considers it in the total revolving balances. It has always shown up in my total revolving balances on the simulator, and it's now showing up as a negative factor. But it took a long long time for it to appear as a negative, after things like lates and short history finally resolved.

As I have mentioned in other threads my TU 98 score vary widely and that variation seems to be caused by whether TU considers my HELOC to bea mortgage or a revolving account.  I have in the past notified TU it isa mortgage account and the score has jumped accordingly only to everntually move back to the lower level----and then later jump up again.

 

 

That is why my head hurts when I hear that a CC account may not count if it is over 3oK or 40L.   If they can filter outa CC why nota HELOC of $50K plus?
