Installment Loan Advice

I am currently waiting for my mortgage to post to my CRs.  I know it can hurt my score at first but will help improve it down the line.  My question since that is the only "installment" loan that I will have do I need to get some other kind also?  Is mortgage in a separate category when looking at the mix of credit types. 
 
I am stopping on all of my CC apping.  Currently have 12 CCs.  My average age of my accounts now is less then a year.  All I am going to do now is just garden the current ones I have.  I do have a car loan on my CRs but that was from back in 2004 and the interest rate was so high I PIF in just 3 months.  So it is closed.

Yes, you are correct that mortgage loans are not counted the same as other types of installment loans for credit mix.  They are two different animals.  However, I wouldn't go out and get a loan I didn't need just for the sake of credit mix.  It's really not worth it.

Good advice......already having to buy Quicken so I can keep track of all my CCs now.  Smiley Indifferent
 
I use to be able to do it all on Excel but with all of these cards and now the house it is too much work planning everything out.

No kidding on like herding cats.  I sit down every Sunday and go to each of my CCs websites to verify the balance and make sure they are not due.  (Only keep a few dollars on them if I don't PIF)  I am glad I have roboform because there is no way I would remember all the passwords without it.  On a side note I just downloaded FireFox3 last night and it seems much faster when I check all the sites.
 
 
As for the house.....I may have to find a wife just so I can have help cleaning and taking care of all the odd jobs.  On second thought maybe I will just go with a maid it will be cheaper in the long run.  Already have a landscaper because I'm in Phoenix and NO WAY am I going to mow grass in a 120 degree weather.

Ah, happy homeowner. Be sure to learn all the ins and outs of your particular house's plumbing and electrical set-up. I now know way more than I ever wanted to about how septic systems work. Smiley Sad

Good luck on the wife thing, though. I work two jobs, so DH winds up doing a lot of the work around the house. His job has irregular hours, so he's at home a lot during the day. Think the Speed Channel blaring away with a vacuum in the background!

LOL....Even when I was engaged for three years I still did a lot of the house work myself.  A lot easier to take care of the house when it is just myself and a small dog.

Love the cat analogy althought I suspect that cat lovers here would not like my concept of PIF or PFD for cats.
 
Seriously you are 100% correct on why its nice to not have a lot of accounts reporting a balance as being so much easier to manage.  Now the trick is remebering when to use a card and when to pay it from a FICO score standpoint.  I guess freedom and good FICO scores have the same cost.

A mortgage loan is the ace of diamonds for installment loans.  Obviously, it adds the installment loan into your credit mix, but as others have said, mortgage loans are scored differently.  And why is this?  FICO is a repayment risk analysis, and everyone knows that the last loan that you will go into default on is a mortgage.  So it is big for credit mix, but any moron knows that a new mortgage, while putting you at 100% util, does not in any way reflect credit risk in the same way that having a credit card at 100% util affects your repayment risk.
No, I would not seek another install loan simply to pacify the FICO gods.  I think you have done enough pacification to date.

Congrats on the new money pit.Smiley Happy Firefox is the way to go. Just keep all your CC accounts bookmarked together and open the tab. Viola. I can check all my accounts within 5 minutes. For some reason Citi will not allow you to save username and password but that is a minor problem. I check all my accounts twice daily. Smiley Happy
