Sorry to see that ! when my scores went down from 780- to lows 730 then 700s it was painful (it was because i went over board on my spending) but hey im working on it.

Definately get rid of the medical collection. That would be a big help..Fortunately you can go month to month on the Condo so you're not in a time crunch. Good luck.

The medical collection that is on your report, though five years old, needs to be PFD(paid for delete).  Do this and your scores will skyrocket.  I had a medical collection, I removed it and gain 140 pts in 34 days.  The drop in score that you are seeing is commonplace when you are building/rebuilding.  I hit 757 EQ 756 TU 741 EX.  When I app'd in January for 4 cards, my score has taken a dip due to the New Accounts, balances and inquiries all appearing on my credit report.  Aside for the med collection, don't do anything else besides pay down your credit card balances and you'll see a huge change (upward) in April/May.  Good luck.

The suggestion of 3 bankcards and 1 store card is not a "prime" scenario it is a well thought out approach to boosting Fico when one is building or rebuilding their portfolio. It is the minimum that one should do. The reasoning on it is as follows: You  typically receive a Fico bump for your first 3 cards that are opened and a small bump again for your first store card. The store card is opened to give you a small boost in the credit mix category.

 

For the medical CA you have 3 choices

 

1. Call the OC and ask that they recall the collection in exchange for full payment.

2. Send the CA a PFD offer

3. Google and use the HIPAA Process

I think you're getting dinged for having too high a ratio of store cards (VS, Overstock, and WalMart)  vs. general credit cards.
