Rental house and credit report

I will be renting out  a house and need to know if I will be able to turn the renter into the credit bureaus if they are late.  How does this work?  Didn't know what forum to post this on.  What is the process for me or any other real estate investor to do this?  Can any agency access the 3 credit reporting agencies?

To report with a CRA, you must establish an account with them, and use their prescribed credit reporting formats, etc.  They are a business, and am sure that they would love to have you as a reproting client, but it will cost you.  It is not free, and not something that just anyone can report to a CRA.

The easiest way to do so is to keep good documentation, and if they default, you sue them and there will be a judgment placed on their credit reports.

Ethically, if you decide to report the rent "account" to the CRAs, you should report every month. If your tenants pay on time, that needs to be reported too. Simply reporting people when they screw up is unfair. So it's probably more trouble than it's worth.
