Huge Question in Calfornia? Short Sell or deed in lieu of forclosure

Many people in California are loosing their properties and the questions is.  How it affects the Credit a short sell.  Also there is "deed in lieu of forclosure" How this affect the credit.  Give me the example if the borrower have a 700 credit score.   Thanks  Gabriel

I was reading about this yesterday and I forget where now.

Is the short sale due to foreclosure or are you able to obtain a loan to cover the difference?

The deed in lieu is going to hurt.
