quit claim deed/mortgage implications on rebuild of credit

If I can get out of a mortgage ( that is current ) with a co-borrower will this help or hurt my Fico? 

 

I am in the process of rebuilding my credit after I did a credit card payoff which dumped my score into the 500's from 780.( settled $80k for $16k )

 

I only have 2 credit card cards left with no balances and low credit limits, no car loans and this current mortgage. I want to rebuild my credit but will it be slower if I am not involved in a current mortgage?

A mortgage generally helps your scores, as long as it's current, and you don't have to worry about whether the payments will be made on time. It improves your mix of credit, since you don't have any other open installment accounts.

 

But if your finances will be helped by getting off the mortgage, that's more important IMO than any effect on your credit score.
