No way around it, you will pay MI if your down payment is less than 20%. With a conventional loan, the MI can be removed at the 80% or better LTV level. With FHA, no way to get rid of it.

There are lenders (mortgage bankers) that can do a 90% conventional (Freddie Mac) with no MI.

Also check your area for regional lenders and those that have portfolio loans.
There is also an FHA alternative loan for those with a CDIB card from a recognized Native American tribe.
Just checked. There are many eligibility requirements. I answered all the eligibility questons ... and found that I was not eligible. So much for that.
