I'm using a zero down FHA 203h Disaster loan. Its offered for one year after a federally declared disaster (in my case a tornado almost killed the whole family January 2012) I wasn't eligible to get an FHA loan until June 2012 (24 months out of chapter 7 BK). I lost my job May 30th, 2012. I lost my next job August 2012. I moved to New Orleans and was hit by Hurricane Issac August 2012.
I have perfect post BK credit. 4 trade lines, low DTI ratios, and 100 million contingencies to fulfill.
My PITI+MIP will be 40% of my rent in the same neighborhood.
Working for a notoriously volitile employer.
Sitting here a nervous wreck. lol

quick question.
I signed, my contract on Nov 4th, then foundation will be complete next week 12/15. I was told by my Mortgage broker that closing will be in April 15th.
How many days prior to closing date, do they usually ask for bank statemnts to verify funds for closing costs + down payment and when do they pull their credit report again.

Sure. my husband and I were both mid-scores in the 690's.
11/6: preapproval
11/12: put in offer 106,000.
1501 sq ft with pool. 7 yrs old
11/14: fannie mae accepted offer
11/28: approved for underwriting with conditions, just needed a few LOE's and appraisel
11/30: appraisel
12/4: appraisel came in at 101,000
12/6: fannie mae accepts appraisel price
12/12: back to underwriter
12/13 Clear to Close!!!
12/18: Close!
