Dunno where to find all of my data points but I received word yesterday that I'll be closing this Thursday (10/19) @ 4 PM CT on my VA loan @ 4%.

Advertised sale price: $104,900

Purchase Price: $105,000 (3 bedrooms, 2 FULL baths, huge fenced in backyard with large shaded deck, 1500 sq ft ranch house style in very decent neighborhood - Mobile, AL

Seller pays ALL closing costs, however, ~$6000'ish

I only paid for the home inspection ($315) & the VA appraisal ($450) out of pocket - $0 due at closing

Seller completed $600(ish) in repairs I demanded before purchase but after earnest money went to escrow

NO MONEY DOWN!

Mortgage is $648 per month w/everything included, my one bedroom apartment is $750 per month, btw

I can't wait to start moving in!!!

Updated info above. Closed just in time and already moved in! Stressful process but well worth it.
