Damn I wanted a fifth concierge to call when I need someone to talk to since it's a lot cheaper than getting a therapist and/or girlfriend. They usually listen for a good 10 minutes before telling me they're sorry to hear about my cat's problems but they have to terminate the call Smiley Embarassed

Not to rain on people's parade, but is there any chance but getting such a large credit line on a weaker credit profile that other lenders may start denying for the reason of having too much outstanding credit? Or do lenders only care about outstanding credit with them? The reason I ask is it would be nice to pick up 25k of available credit for util purposes, but I'm not interested in sacrificing my chances at valuable rewards cards to do so. Also, I think its only a matter of time before people start defaulting on these cards (this appears to be reckless lending) and the lenders begin taking AA. Something that sounds too good to be true usually is.

There's always a chance of exposure risk, and AA. Your payment history, and length of credit history determine your risk. There will most assuredly be AA down the road for a few.

Jeebus. Finally had membership approved. Applied on Tuesday. Their mortgage loan offers are remarkable. They too seem too good to be true the more I think about it.

 

0% down on a Jumbo fixed rate loan with no PMI. Just seems crazy after the foreclosure fiasco. I don't even how that kind of loan is even possible.

Well, in the foreclosure crisis, they were given such offers to everyone, so this could be OK if they only gave it to those clearly well-qualified.   But, given the amount of early 30K credit card CLs we saw given out to those with no comparable cards, not sure that financial conservatism rules here!

Community Banks and Credit Unions(or any bank for that matter) can due whatever they want with mortgages to a certain extent if they intend to hold the debt themselves.  All the regulations that are set forth by Fannie Mae, which make a mortgage "conforming" only matters if an institution wants to sell the debt to be securitized by investment firms.  If a mortgage conforms to the standards set by Fannie Mae they are guaranteed to be sellable.  If an insituiton has no desire to sell the mortgages to be bundled into investments it doesn't matter.

 

However most banks due sell them, hence all the requirements.

Instant Approved last Sunday evening. Hard pull logged on EX Monday. TL reported to EX by Wednesday evening. As of tonight (Sat.), it's reported on all three.
