Mortgage about to close. When can I apply for a card?

I sign my mortgage loan documents tomorrow afternoon and at this appointment will be handing over a cashiers check for the rest of my down payment as well. But my key hand off and deed recording are not scheduled until Friday. I was hoping that after I sign everything tomorrow I am golden and there is no going back?

 

I need appliances ASAP. I've already ordered my washer and dryer from Costco.com (can cancel or reschedule if I need to) but I need a full kitchen appliance package. I plan to apply for a Lowes card (pre approved for $10K right now) to take advantage of their 0% for 36 month promo. I assume after I get back from the title company tomorrow afternoon, I can apply and buy? 

 

I am also going to bite (pun intended) and finally get an Apple card (pre approved for $4K) to get back in with Chase down the road (burned and settled for less than balance). I was also considering a  NFCU Flagship Rewards Visa or a Wells Fargo Autograph card (pre approved for these as well), but I really don't need either. I think this might be the tamest post-mortage app spree I've seen on here in a long time Smiley Very Happy

 

Do I need to wait to apply until after the deed recording on Friday or am I good to go after tomorrow?

I have never purchased a property that key handoff didn't happen immediately at closing. Review your mortgage and title insurance documents for a possible rescission period because we don't know what's in there. How about a cash deposit to secure any elements for your intended items, then complete it via the desired credit method on Friday..or next Monday? Easy for me to say but what's the legit problem with using alternatives like a microwave & mini fridge or picnic cooler & fastfood for a few days?

Signing before key handoff and deed recording is standard procedure in many states, and is even more common since COVID times. I have already paid $50,000 in deposits, and have to provide the rest of the down payment ($85,000) today via wire transfer or cashiers check. 

I don't have title documents yet, as those require notirization and must be signed in person. I don't see anything in my loan documents about rescinding the loan before funding is completed. To your point about using mini frige and microwaves, yes, absolutely can do that. There just happens to be a really good sale on the appliances I have been eyeing for months, and the sale is over June 10th.

Understood. Only time I can recall a rescission period in mortgage docs was 1x as required by our state because closing took place inside our residence. Not sure but think at the time it was intended to protect buyers in case after closing a seller did something weird, or mortgage company tried to stealth change stuff in the documents? My perspective is feel free to stress-free purchase what's needed for an exciting future and the enjoyment of your new home.

The moment all of the signatures were dry and notarized, I applied for two credit cards.  Instant approval!  I say go for it.

Applying for a couple new cards tomorrow is fine. However I'd wait a few months before considering further additions.

Update: The appliance sale got slightly better today and is on until June 16th now. I am applying tomorrow (Friday) for my Lowes card and my Apple card after the keys are in my hand.

I didn't have an issue opening up lines shortly after closing.  Not immediately, but shortly after.

$XXX,XXX in credit lines.
Multiple months in free credit reward vacations.
$X,XXX in bank rewards in only 12 months.
I like FREE...

800+ FICO.

You are likely well past your possession date and are handled now...but for future readers:

 

I closed on my new home in Feb 2026. My possession occurred 24 hours after signing (on my previous home purchase in a different county it was 72 hours). Acquiring new credit was not an issue for me. However, when my new mortgage (in ADDITION to two other mortgage loans I already had) hit my bureaus my score did go down about 60 points. Now in June, 4 months past...my scores are at ALL TIME highs (816/799/792) since I have also paid down other existing credit debts. So just a thought on acquiring multiple lines of credit on several cards...your multiple number of new lines of credit will bring down your score, your average credit age will decrease severely bringing down your score and you credit utilization will increase also bringing down you score. You would be better off pursuing a major credit card to work over multiple stores than Lowes for appliances, or the low limit Apple Card (I have one and rarely use the thing because even at 3% reward it does nothing for me but make a cool sound when dropped on the counter). If you actually have a pre-authorized IN with Navy Fed, that is where you should devote all your energy since they take care of those who take of them and you can be rewarded with a respectable credit limit. After all, a $10k balance on a $10k card is 100% utilization, but $10k on a $40k card is only 25% utilization. Don't get me wrong, I have the Lowes card with a $35k limit AND I have used it, a lot. The 6/12/18/36 month at 0% is attractive. Just think about multiple aspects of the post close spree and what card will benefit you the most in the first couple years of owning a home specifically in relation to your ability and speed of repayment (appliances, curtains, furniture, unexpected system failures, landscaping, redo's/reno's and remodels). The last thing you want is to ooops it and create a financial nightmare for yourself where you can no longer borrow your way out of deep water.
