Re: When to apply for AMEX if buying a house?

With your current 695 Experian  score I will be surprised if you didn't get approved. I would apply for the AMEX Gold Charge card first and after the approval with in 20 minutes apply for the Delta Platinum, they will approve you with 1 credit pull.

Yes I’m definitely going to close the credit one but I figured I would wait until i close on the house just in case it screws something up on my CR. In regards to your other queries:

So question, actually.. should i not apply for the plat card with AMEX? You think I should do the Gold? I don't mind the fee, and I travel about 250k miles a year for my job, so would like the rewards of the Plat.  Thanks!

If you can justify the AF on the cards, then you can. Just an FYI - the charge cards have much less tighter UW standards compared to the CCs. You may get approved for the Platinum but the other card maybe can be 50-50.

Hi All,

First of all, I just want to say I am so thankful to have this site! I have learned SO MUCH from so many of you.  This is my first post.  I have a question regarding applying for AMEX after I close on my house next month.  Here is my situation:

I had a BK in 2013, which is discharged, and all debts have been paid. Since this, I have worked at rebuilding my credit relentlessly.  I have about 13.5k in revolving across 11 retail and credit cards, and a car lease which is down to one last payment.  My total UT is about 2-3%.  I am closing on a house next month. I want to start applying for more "big girl" cards again. The only respectable limits I have are Discover ($2700) and Barclays ($2500) Smiley Happy AMEX is #1 for all the obvious reasons others have: it feels like credit redemption.  I am hoping to get onboard with the AMEX Plat, Delta Skymiles Plat and NFCU Cash Rewards. But, for now.. AMEX is the goal!

I make $550k per year, no debt other than the house.  Should I wait to apply for AMEX AFTER my mortgage hits my report, or 3 days after close?? I have tons of pre-qual offers sent to me all the time, so I think I have a good chance, but obviously I want to tip the scales as much in my favor as possible.

Thank you so much!!

Amex will typically approve a credit application 5 years 1 month after your bankruptcy filing date if they were not included in the bankruptcy.  If they were included, all bets are off and Amex's blacklist is legendary.

Its not necessarily true that charge cards have lower underwriting standards; lots of people get denied for charge cards even while having active Amex credit cards. Also, the OP still has a major derogatory on their credit report.

I factored in the 5y1m. Unless the BK is from Oct and forward, it shouldn't be an issue now. Also, OP stated he didn't include Amex.

Considering that bankruptcies remain on credit reports for 7 to 10 years it will definitely be an issue.  Even if approved for an Amex card, the OP is likely to encounter difficulty getting a CLI as long as the bankruptcy shows on their report, regardless of whether Amex was included.

I'd think the "big girl" reference in the first post suggests the OP is female.

Yes female here. Smiley Happy

My BK is 5y4m past filing. All debts were satisfied and I’ve never had an AMEX. I have heard from others that if your CS is on the line for delta AMEX you’ll get approved as a Diamond (which I am with delta). We’ll see how it goes. I’ll be happy to have just the regular chargecard because I don’t keep balances anyway. I’m going to wait until the mortgage hits my report and then go for it.

Thank you all for your responses!!

Or perhaps you might want to rethink that and apply after closing but before the mortgage begins reporting on the credit bureaus.  A new mortgage will definitely lower your scores at first because you're installment credit utilization will be at maximum.

Try Amex's prequalification and see where you stand.
