Closing the accounts may hurt your utilization. My advice is to pay down or off all the cards (leaving one card with a balance below 10%. Make sure this is done at least 2 months before you refi, because mortgage pulls were always one to two months behind when I was shopping.
After you get your refi, then close the accounts if you really don't need them. Keep at least 3-5 cards open and remember that closing them may also hurt AAoA. Although the good credit is supposed to report for 10 years after, I've noticed people stating that it isn't the case. Some people have even mention the good trade lines falling off within a year. Thus, take time-frame for them to continue to report for up to 10 years.
Depending on the appraisal, we will be doing an 80% LTV first mortgage, and MAY pull a second mortgage for the balance.
Either way, ALL of our CC debt should be paid off by 01 April or so. (Can't wait!)

We are looking to buy a house within the next year but currently on hold till we find out what happens with my career. I want at least 20% down as well so I don't have to deal with that crappy permanent PMI - are you able to get a second loan for part of the 20% balance? If so that might help us out when the time comes if we can't get the full 20% saved up in time.

I'm not really looking for other cards....just asked for some soft pull CLI's on the cards that we have.

Sorry, not trying to be slow....
My util $46,648.82 balances of $67,925.00 total credit limits equal 68.67% Util.
Her util $48,665.63 of $80,450.00 total credit limits equal 60.49%
Some of those are joint tho. Actual total CC debt is $87k ish.
She already has a mortgage....she's just going to refinance it.

Not sure yet. We're not worried about down payment....we've got GOBS of equity, and will simply stay under 80% LTV to avoid PMI. (When we bought the home, the appraisal came in very low, and we are currently wasting $86 per month on PMI!)
I'm hoping for a $200k appraisal, and a new mortgage of $160k or so.....then, I'll pull a second mortgage for the other $40k.
If the appraisal comes back at $250k or more, we will just pull a $200k first mortgage and not have PMI either way.
