For those of us that can't seem to save/plan for those unexpected expenses like this. A home warranty CAN save money.

I have a 20 year old house-

Mine has replaced: Dishwasher, Double oven, Washer, Garbage disposal,

Repaired: AC, dryer, garage door/opener, and some other major plumbing.

I would have to add it up- think I am still up overall.

Great advice for home owners but what about the poor renters...lol!!

I have to agree with Timothy on the Home Warranty issue - has covered MANY items for clients including a new garage door opening system 2 days after closing, replaced aluminum wiring with copper for a Seller (issue on Home Inspection) - so even when listing your house for sale take advantage of the warranty (minimal or no payment until settlement depending on coverage sought) already there for the buyer and in this market it is a plus for the sale of your house.

If you rent a house and are responsible for on going maintenance- There is no reason you can not get a HW as well. Most run 30-40 a month,


Great advice for home owners but what about the poor renters...lol!!

Actually, as a landlord I keep a warranty on the property (lots of possible trouble if I can't get the heat working for the tenant, if it blows and laying out a few thousand for a new system isn't exactly budget friendly).  I factor the cost of the warranty into the rent and have a clause in the lease to have the tenant pay the deductible - when tenants have a financial stake in repairs they treat the property with more respect IMO.

I use HMS  on my houses and also the one I use for work.  Google HMS Warranty and it will be right at the top.
 
HINT:  Before you buy the warranty - get a home inspection done --- prevents the company from using the 'pre-existing condition' excuse.

thanks i will look into it. like i said, i thought i was out of luck since i didn't get one when i convinced the bank to let me live in the house.
