In another forum someone reported hitting 800 with only 3-4 years of history. I don't even know how they did that.

A mortgage isn't needed to hit 800.

A mortgage isn't needed but it certainly helps. 3 to 4 years is very impressive.

Only one credit card could also be a part of it.

Many people with 800+ scores report having multiple revolving tradelines.

In My Wallet: Amex BCP (12/12) $50,000, Chase Freedom (12/12) $16,500, Cap1 Quicksilver (6/12) $14,000, Barclaycard Rewards (5/13) $10,500, Citi Prestige (4/16) $30,000

+1. You don't need a mortgage to hit 800. I've never had one but have been ~800 for a few years now.

As I've said previously in other posts, the difference between a 770 and 800 FICO is stability. For that 800+ score you need a high AAoA (usually 7-10 years or more), and simply having low util and a perfect payment history won't be enough.

It'll be extremely difficult to achieve 800 if you're the kind of person who apps for cards regularly, gets a lot sign-up bonuses, etc.
