Eviction information

I have a friend of mine trying to get an apt. She has been denied a few places. Per her credit reports they are in good standings (700s). Finally after that last rejected application, she finally got an answer. She was informed of an eviction on her credit report. But it is not showing on her recent reports. Do you know where she would find this information? She stated she messed up in the pass but thought it was over and cleared.

And not it is not me, I have a place and my credit is shot to h*ll.

So it hasn't taken place in the last 7 years and on the reports she pulled, they aren't listed? If thats the case, I don't know why she would be rejected.

I would figure out what credit bureau they are pulling from and call them directly in inquire how it is showing and where.

In regards to having 700 credit scores, I have seen cases where credit scores don't even matter, if there was an eviction or failure to pay fees from a previous residence, then they will deny you.  It happened to me.  I had a dispute with an apartment complex and moved somewhere else.  When I tried to get another apartment 4 years later I was denied, saying I have had problems before, I thought it was cleared up too.

Are you sure it's actually on her credit report? A lot of management companies check court records to see if the potential renter has any evictions on file.

I'm 99% sure that they didn't use her CRs, but instead got the info from another source. When we leased our apartment, they did a "background check" on us in regards to evictions -- I just can't for the life of me remember with WHO.

*** Just called our apt manager and got the "poop." They use a company called "Safe Rent" (but there's OODLES out there with the same purpose). Another biggie, that's been "in trouble" for reporting attempted (but quashed) evictions is UD Registry. eRenter's another one. ***

They compile a list of evictions and complaints (scary thought, eh?) of "problem tenants."

Fact: If they denied her, they HAVE to give her the reason AND where they obtained that info. Have her go in (physically) and demand that info. They do NOT have the right to withhold that information.

Thanks everyone for your feedback. I will pass this on and see what happens. I have heard of Safe Rent but I did not know what it was about.

I just moved and the Property Management company I rent from uses a place called On-Site to process all their applications.  On-Site did pull my CR.  EQ shows the inquiry.

If these companies like it or not they must comply with FCRA-

No public record. I printed her CBs. Saw just her average credit
