Fico or Credit Plus, which is more accurate ?

I ran a fico simulator and it said if I paid all my credit cards to a 0 balance it would raise my score almost 70 to 100 points.  I have somebody working on a mortgage for me and they ran it through credit plus and their simulator.  It only raised my score 21pts on experian, 4 for equifax, and 24 for transunion.  Which is more accurate credit plus or the simulator on this website ?  I need 25 more points for my middle score and 1 point for the high score to be at a 660 score to get a loan.  On their simulator paying anything else off wouldn't raise my score, what do I do now ?

Do you have any negative marks on your CR that only entails your score being what it is as of now?

All at once or over 24 months?

Yes, I had some derogatory things on my CR, but I spent the summer paying them off, and had many of them removed.  My credit cards have all been paid down, they were at about 50% utilization before paying them off.  The fico stimulator showed an increase of 70-100 points if I paid them all down to 0 balance.  The only debt that is owed now, will be a car payment. There is also 2 medical bills that did not get paid from when I was in an accident.  Otherwise there is no other debt.  I have about $5,000 total available in revolving credit, after paying over $2k off.
