House Rental question(I am worried)

so until the very now, I thought there is no score or reporting agency that provides your rental history, and I haven't pulled mine yet, but it seems I am screwed.

 

So it all started from pandemic, so 3 month in pandemic landlord started increasing their rental price, and that shocked the s* out of me, that this guy doesn't care we lost jobs in this country, so as a counter measure I started purposfully pay my rents on the last day of the month, as a way of telling him do not increase my rents again(and ofc I did that because I had the confidence based on the letters I was recieving even that I was on time during the first 3 month that if you have difficulty paying rents, we and the state are here for you to give you a break and etc, and I was like if I continue to pay this rent on time, this guy thinks there is a goldmine here and he will increase my rent twice during the pandemic),  due to the pandemic I was not being charged for late fees if I m paying it at the end of the month, and that's what I all cared about.

 

Now I am ready to move out, and I just found out that there are bureaus out there that have access to your rental payment history.

my credit score is 805, no history of late payments, below 1% utilization, no derogatory, no bankruptcy, history of paying off two loans of 40k, on top of that no rental evictions, no past due(other than pandemic period, which I was paying last day of the month with no penalty), clean records, no court records, clean DL license.

I don't even know if 100% of big rental mgmt companies report the payments to those bureaus(Leasing Desk, Resident History Reports, Tenant Data Services, )...

 

are they legally allow to make decisions based on pandemic period payment dates at all?

 

 

 

I haven't applied for anywhere yet, I just want to know what my situation looks like, I am a high risk tenant now?!, your thoughts please, thx

You are going to have an impossible time finding someone to rent to you if you refuse to provide previous addresses.

It really depends on 2 things

1. If your current/former landlord actually reported paying late for months to a rental history database 

2. Your potential new landlord using rental history database.

 

Most of the time landlords care about behavior that can cause them losses, eviction, property damage, etc.

The smaller the landlord the less likely that they will check.

well as I said during the pandemic I was always paying within 30 days from the due. on 31th or 30th or 29th

I always rent from big complexes, sometimes luxary ones..., so I am screwed?

if he reported a late payment, under fair credit act he should have sent me a notification we reported you! no?

how can I be evicted without my knowledge?

how can I pull my own rental payment history?

what's the best website out there that pulls your reports from all databases?

 

I don't have a single piercing, I am maintanance free, never called my manager to come fix something.

If a bill is due on the 1st, paying on the 31st is actually 30 days late... and technically reportable.

Your complex may or may not have done so, but would have been legally able to.

None of which matters to the tenant screening services.
