I never thought of that.  If I cannot get my credit to the point I need, I will find someone that is willing to do a lease purchase for 1 year.  That should give me extra time to work on my credit.

FHA is not score dependent- unless you do not qualify for PMI (if needed)

Just need 12 months clean-

regarding AFNI - file complaints with your state attorney genreal, AFNI's state attorney genreal and the FTC (BBB is useless and has no teeth in this instance).
 
Lower your DTI (pay down that maxxed out card and stop using it until it has a $0 balance).
 
Look for a LEASE/PURCHASE - this is being done alot.  You can move in the 6 months and then purchase when your credit (and rate) won't put you in a poosible future foreclosure status.
