Mortgage Company Getting Different Fico Scores...Why?

Some of you know my mother is in the process of purchasing home, well her scores have certainly rose over the last months! The Mortgage pulls her scores but one of them are different than her True Fico scores. Why?
 
Mortgage Company Pulled on 5-19
Scores they received:
 
TU-567 EX-644 EQ-540
 
 
According To Myfico Her Scores Are A Follow:
 
TU-636 EX-644 EQ-540

The Mortgage company uses www.equidata.com for scores, now i dont know how accurate their scores are but according to my mothers Equidata report her scores are TU-631 EX-585 EQ-597, so this could be why they are different than Myfico scores!
 
Noticed this in the disclaimer:
 
"Also, CreditXpert Inc. is not connected in any way to Fair Isaac Corporation; the CreditXpert Credit Score is not a so-called FICO® score."
 
These scores are useless, i assume!

These scores are useless, i assume!


I guess different mortgage companies use different systems. I have a report that had been pulled by the mortgage co back in Sept. 06. It mentions "Credco instant merge credit report" on each page.  
 
My scores are listed as EFX Beacon 5.0 632, XPN FICO II 648, TUC FICO Classic 98 656.  I always guessed these were actual FICO scores. 
 
BK 7 discharge 06.24.2020 No Fico score at all. Smiley Sad

The TU score Version 2004 - it what your lender pulled
 
myFICO currently uses version 98

It should say the version at the end of the report-
 
Equifax          Beacon 5.0  - Same Ver as myFICO
Trans Union  FICO Classic 04 - Newer than myFICO- myFICOuses FICO Classic 98 currently
 
Experian        FICO v2 -Same Ver as myFICO
 
I heard a rumor that myFICO is putting in the Classic 04 version for TU soon-

Thanks Timothy, but i wasnt able to tell what version they used! They pulled all the same scores except for TU, so i see why now!
