Yes but I think you'll need to get a lot lower than 50%

Definitely get that down.  30% is the generally suggested maximum.  Get it as low as you can.  At 84% you're approaching maxed.  If you have specific cards over 90% they're maxed.

Possible but I'd advise looking for other major issues such as derogs and seeing what you can do to address them.  You'll want your credit in the best possible shape for a mortgage.

Being an AU isn't inherently beneficial.  It all depends on the state of the TL.  With one or more derogs the TL isn't helping you as derogs tend to be a bigger factor.  Get the creditor to remove you as an AU.
