RECON or RE-APPLY?

Declined due to UTL. Lender said to contact them when UTL is PIF. It's been a year since I was declined. Should I re-apply or recon? Going to take a hard hit either way.

Who is it, and what's your util? Chances for re-con vary in both instances.

I 'might' be wrong, but I don't think you're gonna get a recon from an application over 6 months ago.

The lenders said I was approved but pending lower UTL. I was just thinking might get a better CL with fresh app. The old app had UTL that looked bad. Then again the new app could just get turned down completely.

I think I am going to answer this one my self. I always try and get better and sometimes that leaves me with nothing. In this case I was approved pending lower UTL so I will play it safe and try the recon first. The worst they can do is tell me to reapply. Playing it safe this time. Smiley Happy
