Resolving credit problems

I began having problems paying bills about two years ago when I had a reduction in my income. I have tried to stay in my home but have now reached a point where I know I need to downsize to a townhouse because the mortgage is too high. My EQ FICO score is only 498. I will be cashing in a retirement fund in about 4-6 weeks and will be able to pay off the accounts I have in collections. I also have one judgment that I will pay off with that money. How much of an increase in my FICO score should I see after I pay off the debts? How long will it take to see the increase? Will I qualify for a mortgage?

Welcome. You should read the Credit Scoring 101 thread..
 
 
Can you give us more details on your collections and judgement? Do not send any money without getting a PFD as paying a collection rarely increases your scores.

I have judgment against me for late payments on a Chase credit card. My wages have been garnished for this since Christmas (nice present!). I owe about $9,000 on this. I have a Macy's credit card in collections. I made a verbal agreement to pay $1500 of a $2000 debt in December. I made the 1500 payment and just a couple weeks ago someone called to ask for the additional 500. I'm not sure if I should go ahead and pay the 500 so it's paid in full and ask for a goodwill adjustment reporting on my credit card or dispute this. I have a Carson's card in collections and already made an agreement to pay this off the end of June but didn't know I could ask to have this removed from my credit report when I spoke with them. I have a Well's finance loan that was paid off the end of April. I didn't know I could ask to have this removed from my CR when I paid this off. It had gone to collections before I paid it off. I've had late payments on my car loan and other credit cards but now everything is current and I have the ability to pay everything on time for now. I will be able to pay off the Chase bill and a Sears and MBNA credit card in July. I will have two remaining credit card accounts after I do this. I have a federal tax lien for taxes that were paid off in 1994. I requested and received a letter from the IRS confirming that I paid this off. I plan to send this to the CRAs so the lien can be taken off. I will be begin seeing a 25 percent; reduction in my income in July. I need to try to sell my house and get into a smaller place ASAP because it will be extremely difficult to pay everything after that reduction in income. Any advice you can give me will be greatly appreciated.
