I've been following this thread and wishing I could offer some helpful advice but I can't add to anything that's been said so far. I do wish you the best.

 

I also live in Texas and was wondering why you can't go FHA on this. It's been many years since I applied for a mortgage so I'm certainly no expert. Could you please explain? Perhaps it might help someone in the future.

Hello!!  Thanks for the note.  I live in Travis County...FHA loan limits vary by State and County.  For Travis the max loan amount for a single family home is $288,750.

I apologize for my lack of abbrev. knowledge, but just to make sure what / who is CCA?

 

Have you gotten samples of good will letters?  There is no need to call, based on my experience it is just a waste of energy.  I would look up the companies on the BBB site and get the CEO's / President's name / mailing address and send a letter straight to the top.  When I wanted to go straight to the top, I also e-mailed the person.  If there isn't an e-mail listed, a process of elimination worked best for me.  Usually the BBB will give a web address, so i e-mailed

I'm sure you get the picture.  Some of my e-mails had 6 - 8 names in the address line.  I think I mentioned something to the fact that my diligence should account for something.  Explain that things went terribly wrong and caused you to fall behind but you are asking in good faith to have the item deleted.

 

Did you pay the debt in full?  if not, and the account was settled for less you can offer to pay the balance if they would agree to delete the account.

Thank you all for taking the time to read my long post and for replying with your ideas and suggestions.  It's great to see so many pleasant and kind people in one place.  It's greatly appreciated.  Does anyone have a sample goodwill letter that I can use as a template?

At the risk of getting philosophical, you'll get through this.  You'll figure out a solution.  It may not be the plan you originally had, but you'll figure out a plan.

 

More practically, you mentioned you got your scores from FICO.  There should be an indication as to what the positive and negative factors in your score are.  That might give you some insight into why your score is what it is.

 

One thing that may be holding you down is average age of accounts.  If you don't have a very long credit history, that works against you.  If, by any chance, you know someone, perhaps a parent or a sibling, who has a old credit card, if you were to become an authorized user on that card, you would gain its age of account.  Other than that, only time will really change average age of accounts.

 

The old collections are not good, but if they're old, that's to the positive, in that as negative items age, the negative effect is diminished.

 

Finally, this link was awesome!   http://www.fha.com/lending_limits_state.cfm?state= TEXAS.  I used it to look up where I live, Maryland.   Very enlightening.

You can also look up Fannie Mae/Freddie Mac conforming high cost loan limits, and HECM (Reverse Mortgage) loan limits as well.

 

FHA.com is a helpful website, but the loan limit information isn't as current as the one I listed above (since that is where FHA.com gets their information from).

The collection "open" date is not the same as the DOFD. I'm curious as to when these accounts first went bad. Charge-off/collection data can only be reported for 7-7.5 years from the DOFD with the ORIGINAL creditor. If you have any records that give you the DOFD, then you can see when the negative info should drop off.

 

+1 to Fused's suggestion of pulling your free annual reports from annualcreditreport.com if you haven't already done so. If your records are thin (or nonexistent), you can see either the drop-off dates or the DOFD for those accounts.

 

Also, what kind of lates do you have on your report (30/60/90+)? How many & how recently?
