question about azeo strategy, for these cards reporting zero balance, can I just not use them?

Correct, but there may be some anti-abuse logic built in (on some score models, per @Slabenstein that isn't a concern for mortgage ones though).

 

You just want one of your cards (not the AU) to report a small balance and everything else be at $0 - since you aren't the primary cardholder make sure they are aware too so it's what you're expecting.

No, because we don't know the algorithm behind the scoring nor do we know your detailed credit profile.  We can speculate that if there are no other derogatories reporting and if you are successful in having all 11 chargeoffs removed from all 3 major CRAs you would get the 50 point boosts you are looking for but this is truly a YMMV senario.

Would take take your file from being dirty to clean?  If so, 70-90 points would be my best guess.
