I think I am about 30 day or hopefully less from settling with Ryan Homes. I go in for the pre settlement demo on Thursday. I contacted a title insurance company and the attorney told me that there may be additional fees for not using NVR Settlement services. He said this is based off his experience with Ryan Homes in the past. Has anyone else experienced this with Ryan/NVR when they settled. I am using CertusBank for financing and not NVR Mortgage.
I know this has nothing to do with your post but.... What was your median score?
Mid score was 670 as of June 26. I just paid off a big auto loan (11k) and it just hit the reports. I got a FAKO jump of about 15 points. I suspect it's a tad bit higher with FICO since I had 3 outstanding installment loans before this one was paid off. Having 3 or more installment loans was always listed as a negative in my FAKO score comments.

Low and high score are totally ignored. It's all about the middle.
Contact the settlement co/title company and get their charges. They may tell you that they can't do a preliminary HUD1 yet without the lenders figures, but they certainly can provide you their own costs. Keep the GFE's from NVR and compare the costs. The costs are not allowed to change, except by a certain small percentage, from the GFE. That was the whole point in changing the form in 2010, so that these types of surprises couldn't be sprung on you.
I would think it would be a violation of some sort for the title company to have two different sets of charges on their side for their own costs. I can't tell you what violation it would be, but I can't imagine that the costs to issue title insurance varies by the lender issuing the loan!
We closed on 6/19. EVery GFE we received from our lender was less than the one we initially received from NVR. There definitely wasn't any sort of penalty for not using their finance company.
Ryan Homes actually sent us a letter that stated our closing date, plus the location and the time - their attorney's office. But our lender said, um, no...we will schedule a closing date that is convenient for the buyer...and it will be held at our offices. We ended up picking the same date, but our lawyer, as well as our lender really didn't allow the builder to do much but build the house. lol
