So I'm back again with some news about our mortgage application. Wife and I pulled the trigger applying for mortgage. Did the application last 10/20/2025 and contract esimated closing is on 11/14/2025, long story short we did the FHA Loan.
We got our conditional approval with conditions few days ago, but I'm not sure if its a good sign? UW gave us 17 list of conditions in order to get the CTC? We pretty much have everything but I still couldn't help but to get nervous as our situation is a lil different.
How likely is for us to get the CTC or Final Approval on monday, based on the list given?
We have everything reuploaded on the lenders portal but I would like to get ya'all opinion on how high you thibk our approval is goin to be giving the list of the conditions?

1. OBTAIN SIGNED AND DATED PURCHASE CONTRACT INCLUDING ALL PAGES AND

LO said we should hear from UW on monday. Still waiting on that appraisal but we're nervous as this is gona be our primary home purchase.

As long as your loan officer correctly calculated your income and there aren't any surprise deposits on the bank statements being asked for, then it should go pretty smoothly. But keep in mind if you're still waiting on the appraisal report to be completed then you won't get final loan approval/clear to close yet, but all of the other items can still be signed off on.

We're still waiting on that CTC but appraisal came back yesterday and checked the title company closing date updated to the date we estimated when we went under contract. So, I'm very positive we will have some news end of this week.
