FHA Pre-approval 2 years after Chapter 7

Thankful for all the info i've learned from reading in this forum. I'm posting here to let anyone who has experienced a Chapter 7 Bankruptcy, know that that yes it is possible to recover. Received a FHA pre-approval for $325K exactly 2 years and 1 day from discharge. Submitted the usual, paystubs, w2s, bank statements etc.

Wow! Mine was discharged in Aug '19 and I was also just pre-approved 2 years, 1 month later. Good luck on your purchase! Thanks for sharing.

I think you're asking the OP, but I will give some of my data-points on all of this.

 

I am 2 years, 15 days removed from Chapter 7 discharge. Came out of underwriting yesterday with a "super-clean file, they are not even asking for your bankruptcy paperwork." I had $9,000 in my checking and over $50,000 in crypto investments available if needed. I was approved and locked at 2.75% with $1,600 in lender credits AND $5,000 paid to my broker by the lender. None of this appeared negotiable. If so, I'd likely buy 1-2 points to get to 2.25 and essentially nullify the required MIP and not even bother refinancing in the future. Since none of us actually know what rates will look like in 2-5 years I am happy to start at 2.75% and do math later with real numbers on whether or not it's worth a refi to remove the MIP.
