I considered recommending myself in the 3rd person, thought it might be funny.

 You mentioned you're FF exempt. What is your rating? Multiple states offer tax breaks for Veterans with a service connected disability rating (SCDR). For example: Maryland, New Jersey and New Hampshire offer full property tax exemption for Veterans with a SCDR of 100%.

In NY a disabled Veteran may receive one of 3 different property tax exemptions on his/her primary residence. The amount of the exemption varies based on type of service, disability as determined by the NY State Division of Veteran Affairs and the value of the exemption as determined by the county or municipality.

I am 30%, anything 100% is N/A. I should also mention, my income (around 400k) is likely above any kind of assistance. Of course, I may not alway be at that income level, hence why I'm maxing my interested purchase price to 900k. MAYBE 1m but that would be pushing it.

When I did my VA loan I checked with 3 banks. NFCU, Veterans United, and National Bank of Kansas City (NBKC). After comparing points, origination fees, apr rate, and etc we went with NBKC. It was a 30 day to close. They were easily the lowest closing costs and best rate, all documents prior to closing were online, and my rep was responsive. The closing attorney (sellers) commented on the low fees.  However, they did sell the mortgage a couple of months later. I've since did an IRRRL through Freedom Mortgage and it was also seemless.

Thanks very much the info! I have spoken with Veterans United, they seem decent to work with. I have sort of ruled out NFCU, albeit, reluctantly. Will check out NBKC, thanks! 

Freedom, I hear is quite good. Was on their website not to long ago. Seems on the up and up.

Just got off the phone with PenFed for 1-hour, they seem great to work with and almost no fees. I've heard good things about them too.
