Closed yesterday!!! Underwriting had went so smooth but then took forever to get clear to close as the LO was on vacation and then out sick but thankfully it is all said and done now. Furniture shopping is happening today!!! We take occupancy tomorrow!

Possible issues: 30 day late 8/2019 and 10/2017? I've peppered Target with GW letters to no avail in an attempt to get rid of the 8/2019 late.
We accepted the sellers counter offer about an hour ago. We're not entirely sure if we're going to move forward on the NFCU product. We're considering other options.
We closed on our first house this morning!!!!!!!!!! The loan is already funded and the seller confirmed receipt of the funds. I thought I was going to cry but I didn't. I think I'm still in shock. We're going to have our first family pizza night in the new place tonight but we won't offically move in until next Wednesday. I'm most looking forward to measuring all of the kids and marking it on the doorway near my bedroom. It's a tradition that my mom had and I never felt like I could do it in our rentals. My oldest is 15 so I know he's going to think it's silly but it's going to be really special to me. Okay. Now I'm crying.

Do the pizza night inside the empty house

Indeed. It was about two months from closing until our first night in the new place, including 2 rounds of furniture delivery with moving companies, several individual furniture/area rug deliveries, and countless small projects like installing childproof hardware and finishing the structured wiring closet. Many a lunch had on a folding lawn chair. Even did some WFH and conference calls from that folding chair.
We didn't have a pizza night, though...was more of a doughnut and iced tea before getting to work.

I'm curious were the late payments an issue in the end?
As a coincidence I have a single 30 day late payment w Target for 8/19 lol I also tried GW and no luck.

It wasn't an issue. I wrote a very brief letter of explanation early on in the application process and it wasn't mentioned again.

NASA federal credit union started doing them again this year too. I think all you need is a 740 score
