Goal: HELOC

Hello, 

My Chpt 7 was discharged 09/01/15.  I got a Capital One QS $500 cl; just activated last week & received a Capital One Platinum offer this week; haven't applied.  

I took advice from this forum and got chexsystems cleared  and opened 2 credit union accounts today (1st online 2nd local) I am going to attempt secured credit rebuilder loans with them.

I own my condo & want to remodel.  I had a foreclosure in 2010.  I've been researching HELOC'S and see advertisements even with bad credit.  

How likely will someone give me a loan against my condo to remodel or  should I wait til scores come up?  Has anyone had any luck? If so what companies should I research?  

mY debt to income per a online chart 14/15

my scores were in low 500's b4 bankruptcy

EQ 498

TU 476

EX 494

You should be able to quickly get those scores up to about 620 -- within 6 to 12 months.  With scores under 500, you are going to be facing loan shark rates if you can find a lender.  I would hold off on that remodel for a bit.

 

Have you followed the steps in the 24 months to 700?

So far I've been following the No B.S. Guide to rebuilding after BK.   I now have the Cap1 Platinum $500 CL  I have $1000 Secured Credit Rebuiler Loan w/Alliant CU.  these 2 not yet on CR.  But scores are now EQ 582 TU 541 EX 549   Cap1 has sent  CLI emails after 5th payment.  I will take Ur advice and go to the garden club. TY

I called Alliant CU asked minimun CS they would approve on HELOC.  I was told they look at credit worthiness more so than a credit score.  I messed up, I was on the approvals thread and got excited thinking I could get a walmart card so I applied & was denied due to BK.  I have a credit rebuilder loan w/Alliant & even though loan is secured I still pay the monthly payment to my savings.  I hope this looks good when I go to them for HELOC. Plus it's making me save an additional thousand by doing this.  

 I received pre-qual email from Fingerhut so I applied & was approved for Fresh Start program w/$230CL.  Again I was in the approval thread & read about Gettington.  I figured since they're WebBank like Fingerhut & I was just approved I was in.  Nope, denied again. So now I'm at 5 inquiries.  So I called to recon & all they would say is my letter was on the way and at this time I'm not approved. I should apply again at a later date.  Again letter states due to recent BK.   So I will garden until 03/16 then I'll ask Cap1 or increase if they don't do it automatically.  Then in June I will apply for HELOC w/CU

I have a local CU First Financial, but I refuse to put anymore $ in my account or give them new business cause the did an unauthorized credit check on me.  The bank manager said he would have it removed but it's still on my TU report.  I have a few coins in savings & checking just keeping it open just in case I guess.

I guess it's time for me to start typing up letters to try and clean up my CR

Remember too, mortgage lenders (HELOC is a mortgage) don't use FICO 8 to determine your credit worthiness - they use your FICO mortgage scores which are:

The FICO scores used for mortgages

 

  • Equifax Beacon® 5.0

  • Experian®/Fair Isaac Risk Model V2SM

  • TransUnion FICO® Risk Score, Classic 04

These are sometimes listed on the tri-merge mortgage report as follows:

 

  • Equifax/FICO classic V5 FACTA
  • Experian/Fair Isaac (Ver. 2)
  • Transunion/FICO Classic (04)

Note: they have been commonly referred to on the myFICO forums and elsewhere as:

 

  • EQ 04
  • EX 98
  • TU 04

Scores are important, but not the only thing. You will need to look at your DTI and mortgage lenders will generally underwrite using Fannie, Freddie or FHA/VA guidelines which means you need to be at least 2 years out from your discharge (for FHA) or 4 years for conventional. The exception to the above might be a portfolio loan where the lender does not sell off the loan. 

 

You are in good shape because you own your condo F&C; however, you may find that you qualify for a cash out mortgage rather than a HELOC. Look for a small regional lender once you get your reports cleaned up to see if they have a portfolio program. Find out the guidelines regarding Bk before you apply otherwise you will just be collecting inqs - which won't help.

Similar situation: BK13 DISCHARGED (not deleted) in Dec of 2015.  I was in the RE biz in 2000's so I had some foreclosures but all the bad stuff is "closed" And/or dropping off. I have about 60K in equity in my single fam house. Mortgage and payment history currently not being reported due to discharge and "suppression?"  

Long credit history and new credit w Barclays 1300cl, Discover 12000cl (authorized user) and Lowes 500cl. 

Al three bureaus have 680/690 or so  scores. 

I tied to refi but that was too daunting.

Is a HEL or HELOC possible w my baggage?
