Re: Has Anyone Used NACA (Neighborhood Assistance Corporation of America) to buy their home?

My friend used the program to get her first codo. She says they are very nice people and easy to work with.

I know a few people who have used NACA and have been happy with the outcome.  They encouraged me to become a member and I did.  So far, so good.

Essex - how far did the process take you from beginning to end?  After your initial evaluation - how long did it take for you to get approved to go shopping? (I went to the seminar on July 28 and have my first evaluation on October 10 so am curious to find out how long until I am given the green light and a lender letter).  By way of background -by my intake date, I'll have about $2,000 saved up and my monthly credit/installment loan payments are $330 per month (just a school loan payment - no car note or credit card debt).   I am also currently disputing two collection accounts on my credit report.

Re: Has Anyone Used NACA (Neighborhood Assistance Corporation of America) to buy their home?

My wife and I first went to the workshop in March... we were approved by Mid-May after income verification, clearing up credit blemishes, etc... It seems like our time is in line with what you've experienced. Once we were approved, it's taken us basically 3 months to find a home we liked... get under contract... and get to the loan application stage. We locked in this morning at 4.25%. Today's rate was 5.5%. We're going to be paying down with $17500 - the seller is giving 3,500 and we've saved the rest. We're purchasing a townhouse for about 350K. We've been under contract since August 5 or so. It took nearly a week to resolve some issues after home inspection. We had re-inspection yesterday morning... As I said, we did our loan application this morning to lock in our rate. Appraisal is scheduled for Friday. Closing will be scheduled pending the appraisal. It looks like you're in excellent shape with no credit card debt and such. Both my wife and I have considerable student loan debt... I've paid off about 4 thousand in credit card debt since March. May I ask which office / city you're going through? We're going through the DC office. We really like our counselor, but she's been busy as heck. People find it hard to believe that this is a legitimate company who really wants to help fight predatory loans and such. We're very happy to have discovered Naca! With our improved credit scores we'd likely be able to find a rate somewhere in the 6%-7% arena, but why go for that when you get get a much better rate with Naca?! Feel free to send me a message if you have any other questions.

Thanks for your detailed response!  I'm actually going through the DC office too.  I think the program sounds great and I agree - why pay the higher interest rate if you don't have to?  Plus DC is so expensive.  I'm really looking forward to my first evaluation so I can figure out what it is that I need to do before I get approved.  I've done a significant amount of work improving my scores over the past 4-6 months. Keep me/us posted when everything goes through!

Re: Has Anyone Used NACA (Neighborhood Assistance Corporation of America) to buy their home?

My SO and I are in the middle of the process of buying a home through NACA.  Regarding timing:  we went to the workshop Oct 6th, had our first counseling appointment Oct 12, and have our second one Nov 8th.  We didn't have all of our paperwork together by Oct 12 (missing some W2s and tax stuff), and we had to write a couple of letters explaining a few minor items on our credit reports.  We expect to have everything in place by Nov 8 to qualify for pre-approval shortly thereafter.

Just as an FYI, they do a thorough analysis of your financial situation to make sure that you have enough money saved up for the "payment shock" of any differences between rent and the mortgage payment, as well as making sure that you have enough $$ to actually move and etc.

Once we have our pre-approval, we'll have to go to a Purchasing Workshop.  Since they STRONLY recommend a NACA approved real-estate agent, we're going to be bringing our agent to get him "NACA certified."  (He's a friend of ours).

Much of the timing in this case is being set by us.  We're not planning on buying/moving till Jan/Feb, so we're not in any rush.  I've also been working on cleaning up our credit over the past 6 months so we don't have many outstanding issues on the reports themselves anymore.

My SO's father promised us to help us with the "down payment", so we're going to be looking at a rate of ~2-3%.  Pretty sweet!!

Re: Has Anyone Used NACA (Neighborhood Assistance Corporation of America) to buy their home?

My husband and I are trying to use the HomeSave program with NACA. We went in for our first appointment and discussed all our expenses and income. When it came time to check our credit nothing came up for me. The house, student loans, and 2 cars are all in my name and I was told that the credit report came back as no credit history.

I was wondering if anyone else out there has come across this?  any suggestion on what to do?

I've tried calling the bureau but it's imposable to get a person on the phone.
