Moisture in the basement...I had a hunch that was what they were going to find. There were some other little things (ancient water heater and the duct for the HVAC in one of the bathrooms not working) but that was the biggest issue. I'm thinking probably about $8-12K to fix it. We'll see what the seller says

So that deal fell through cause I was uncomfortable with a few things about the inspection but anyways I found a new place and have been under contract for about 10 days. Scheduled closing the 1st week in July.

 

 It is not my forever home but I get to live downtown and enjoy city life while i am young and kidless. Well at least kidless, the young part might be debatable, depending on who you ask Smiley Happy I actually got a better interest rate since I went the 15 year route instead of 30 but mortgage rates are definitely on their way up.

 

However, I'm nervously awaiting condo approval before the appraisal is ordered. So nerve racking. On the bright side, the inspection on this new condo was boring. We didn't ask for anything to be fixed!

Approval from underwriting, contigent on appraisal- which is still pending.

 

I really had no conditions. My loan processor and loan officer were both great. They anticipated what underwriting would require and made sure I had everything!!!
