I have reached to the point where paying rent is killing me every day. I would like to apply for preapproval and looking advice on mortgage companies, how to search one and what to look for?
I recently purchased a car (I know should have waited for the mortgage closing but had no choice), my only debt ($432 / month) at this point of time, Toyota Sienna 60 months @0%.
I have 2 recent inquiries on TU due to Car loan and total of 6, 4 inquiries more than a year and half old. Only have 1 inquiry on EQ and EX each and is more than a year old. I would like to keep my inquiries low and at the same time looking to get best rate. Please suggest any good mortgage firm that uses EQ or EX for preapprovals?
Salary: 120K, in same job from last 7 years.
Down payment: 20%
Current rent: $1,600
Location: Illinois
I am looking house no more than 230K.

I see nothing in your scores, income or employment that would stop you from being approved. Motgage Lenders do not use a peticular Credit Bureau, they use your middle score between the 3 Credit Bureau's.
No matter which lender you decide to use, in my opinion you will be approved according to the information you provided here.
Here I am looking to get best possible rate out in the market and at the same time would like to keep inquiries low.
Any suggestions?

At around 800, I'd expect the best rate possible.
Ask what your bank or CU have going on.
