@Anonymous I'm sorry, but from my understanding it doesn’t mean diddly squat in a dirty card. But everything begins to change once this one reports as paid.


It'll be two years before you get the maximum benefit from it (then until it drops off totally), but for the next two years you'll be steadily moving up.

@Anonymous  Thanks. I’ve already accepted the fact that I’m likely stuck where I’m at, since I’m closing in less than a month. If I can move my middle score to 660 or more, I’ll get into the next “rate tier” so it’ll save me about $1,900 at closing, since I won’t have to buy down as many points to get the prime rate. I’ll be good either way but who wouldn’t want to save $1900?!?!?

@Anonymous well that's the best way to be mentally positioned. However you may see some benefit when it reports paid, since it has been reporting regularly and if you do that, it will just be icing on the cake; if not, it will start to grow now that it is paid.

 

But it's important to know that you've done everything within your power to maximize your profile under its current restrictions and it appears you have, upon this being updated properly. So, well done. And I do hope you see some points when it reports paid. At least you understand what's going on, for the most part, that's more than 99% can say probably!

@Anonymous well there goes that theory. well, now my theory is just it is weighted less heavily since its installment. But, I still wonder why it's reacting strongly to utilization? Shame it is there, because it has to be a dirty card since it's regularly updating. Strange.

@Anonymous  I just wanted to give a quick datapoint. My Chase AU card that reports as “Joint”, was paid to $0 and hit TU today. My TU8 went up +6 points as per an alert from MF. My CO that keeps updating “allegedly” will report a $0 balance tomorrow and my last remaining card with a balance was paid down big, dropping it’s UT from 88% to 68% which combined with the Chase payoff brings by aggregate UT to 28%. I’ll post another update when the next changes hit. Hopefully they hit on separate days so I can quantify the changes individually.

Fingers are all crossed for you! I truly hope you see a good change in your mortgage scores, you have been working so hard on this!

 

Please keep us posted as it would be really nice to see how CO balances work in regards to util.

@Anonymous that's not going to tell us whether or not a chargeoff is counting for utilization or not though. Just because there's a score change doesn't tell us which category it comes from, unless we know it crosses a known threshold.

 

@Anonymous what was the utilization before and after on the Chase, individual and aggregate? And do you have the data points on the other one? and yes congratulations I hope you get a lot more!
